What Is a Notice to Owner in Florida?
A Notice to Owner, commonly called an NTO, is a construction notice used in Florida to notify certain parties that a contractor, subcontractor, supplier, or other construction professional is providing labor, services, or materials to a project.
For many parties who do not have a direct contract with the property owner, properly serving an NTO is an important step in preserving lien rights under Florida’s construction lien laws.
An NTO is not a lien and does not mean there is a payment problem. It is commonly sent early in the project before any payment dispute exists.

Who Needs An NTO?
Whether an NTO is required depends largely on your role in the project and who hired you.
Subcontractors
Subcontractors who are not in direct contract with the property owner may need to serve an NTO to preserve lien rights.
Material Suppliers
Suppliers providing materials to a project may have Notice to Owner requirements depending on their position in the contracting chain.
Sub-Subcontractors
Parties further down the contracting chain should pay close attention to Florida's notice requirements and deadlines.
Direct-to-Owner Contractors
